Construction Work
Balconies Are Open. All balconies are now open. Please enjoy your newly painted balcony.
To All Owners,
Work Completed, Clean Up and Demobilization
Ev-Air finished its work. It is cleaning up the job site and removing its equipment. We expect that the clean-up and the removal of the rest of their equipment will be completed today.
There will be a site walk-through on Tuesday with Ev-Air, ETC and Randy. The purpose is to draw up a punch list of items to be finished.
Owner Punch List Deadline: July 7, 2026
The deadline for owners to add items to the punch list is Tuesday, July 7, 2026. Ev-Air agreed to the extended deadline to give all owners the opportunity come to Ocean City and look over the work on their units.
If an owner is not able to visit his or her condominium by July 7 and an applicable item is noted, it will be addressed as a warranty item. Ev-Air warrants its workmanship for a period of five years. Please note that this does not include physical damage that occurs after Ev-Air finished its work.

AT&T Antennas
AT&T has been on site this week installing its cell tower equipment. Some of the antennas were installed on Thursday. The rest should be installed today. They expect to be working on the equipment and connecting the antennas through next week.
Additional Work
While Ev-Air’s work is completed, there is still work to be done. For example, Clark and Sons needs to complete the installation of the new doors in the rotunda, several cameras need to be re-installed and signs will be re-installed. Now that Ev-Air is off the property, some routine maintenance can be done, such as cleaning and re-sealing the wooden decks. None should significantly interfere with using or enjoying the condominium.

2026 Condominium Fee and Budget
The 2026 Operating Budget was approved at the Fall Owners Meeting. (A copy is posted in the financial report section below).
The 2026 condominium fee will be $555. The change is effective with the January 1, 2026 payment. Payment coupons are being prepared and will be sent to you. If you use a billpayer service, please be sure to update it. Payments will continue to be sent to the Bank of Ocean City lock box. The address is:

New Building Fee
The 2026 Building Fee is:
Full week (5 to 7 days) — $75
Partial week (3 or 4 days) — $50 (Except Festival Weekends) Festival Weekends (3 days) — $75 (This year Oceans Calling is September 25 to 27 and Country Calling is October 2 to 3.) Extended week (1 or 2 extra days) — $20 per day (in addition to the full week Building Fee.) Second Pass (if available) — $20 per day
The Building Fee starts on May 15, 2026 and continues to October 10, 2026, provided the office is staffed on weekends.
